Building the operating model of a new company
I opened the office with the owner and set up how it works. I deputise for the owner on operational, budget and hiring decisions as part of the leadership team.
As first employee of a growing real estate agency, I set up its operating model and built what it runs on: a CRM, an assistant on the website, a document compiler, the website itself and its sales materials. Then I trained the team until they used them every day.

conversations a month handled by OLIVIA on the website
words of CRM requirements, processes and data model, with 18 logged decisions
forms and documents redesigned, 10+ SOPs written
Google customer interactions, 20 five-star reviews
Live running today Installed in use on test data Documented written evidence Self-reported my own measure
I opened the office with the owner and set up how it works. I deputise for the owner on operational, budget and hiring decisions as part of the leadership team.
I wrote the requirements, the processes and the data model, then led the build in Agile sprints: roles and permissions, a lead lifecycle with a mandatory next action, an audit trail and automated tests. The team has the app installed behind a staff-only login; it runs on synthetic data until real client data goes in.
A live assistant on the company website: 50–200 conversations a month, new leads, GDPR-compliant consent, and a handoff to a person on prices, availability and appointments.
An offline HTML document compiler used every day; by my measure it cut file preparation time by over 50%. I redesigned 20+ forms and documents with it.
For Esadental, a dental supplies company, I designed the launch of an orthodontics line on a B2B e-commerce site with 100+ products: separate journeys for clinics and laboratories, reordering by product code, kits, reserved price lists and a guided quote.
The strategy and storytelling of a 76-page sales brochure for 29 units, the project landing page, an immersive website, a leasing landing page, and 100+ listings that I photographed and post-produced.
Whatever the sector, I do the same thing: take a vague need, give it a structure, build the tool or the story that carries it, and make sure people use it.
Setting up how a company runs: operating model, KPIs, budget, suppliers, hiring, compliance.
Local LLMs, n8n pipelines, assistants with guardrails, and the training that makes a team use them.
Requirements, data models, lead lifecycles, Salesforce-style thinking, built in Agile.
Coordinating sales and leases from first contact to signature, and the marketing around each property.
Retail floors, hotel bookings and an agency front desk: what people feel at every step.
Naming, identity, copy, photography, video, brochures: building a brand from zero.
Websites, landing pages, interactive demos, 3D experiences and design tools.
An MBA in Business Analytics, a thesis on authenticity online, and hands-on precision from dental technology.
26 entries across real estate, hospitality, retail, dental supply, brand, AI and study. Each one is labelled by how well it is evidenced.
Custom CRM for about 1,500 contacts: lead lifecycle, roles, audit trail, daily dashboard. Synthetic data until go-live.
Inside the CRM →Live assistant: 50–200 conversations a month, GDPR consent, handoff to a person.
Try OLIVIA →n8n with a local LLM on Ollama assigns every new lead to a colleague on a shift rotation and writes it into a shared Excel workbook. Lead data stays local.

Automation case →Gemma 4 on Cloudflare Workers AI, answering only from a verified fact base, with fallback model, rate limiting and a 24-question evaluation suite.

Learning →Bachelor's in Communication Sciences and Digital Media, 110/110: literature review and netnographic study of the self on platforms.
Learning →Salesforce Sales Operations, Google Project Management, Make; Explainable AI, Applied AI and Product Ideation in progress.
Learning →OLIVIA guides visitors on the agency website. She breathes, follows your cursor and changes her greeting by section. The rule I gave her is simple: on prices, availability and appointments she never decides. She hands over to a person.
Designed and built by me. Here she runs on an open-source AI model and answers only from verified facts; if the model is unavailable she switches to her original rules. The agency demo has the office contacts removed.
Before a line of code, I wrote down how an enquiry really travels through the agency, who owns each step and which decisions were still open. That became a six-document project bible and a register of 18 decisions. The build followed it.

The day at a glance: six live counters, all computed from the same records as the lists.
Screens from the installed app, demo environment with synthetic data. Client names are fictitious.
More than 12,000 words, written as the source of truth for the build.
My own idea: a pipeline in self-hosted n8n with a local LLM on Ollama. Every new lead goes to a team member in a balanced way, on a set shift rotation, and lands with name and mobile number in that colleague's column of a shared Excel workbook. It runs continuously; I supervise the assignments and report to the owner. The model runs locally, so lead data never goes to external AI services.
Share of valid leads with an owner and a next action within the agreed time.
Supporting metrics cover time to pick-up, incomplete or unowned leads, conversion by source, no-shows and duplicates. A rule I wrote into the plan: metrics must never reward aggressive contact, fake closes or actions without consent.
Built with Lovable, an AI app builder, in short iterations. My part: requirements, process design, decisions, test scenarios and rollout. The target architecture is specified in the project bible:
Status: the app is installed for the team behind a staff-only login. Roles go only to company addresses on the staff list, every account confirms its email, weak or leaked passwords are refused, and an authenticator-app second factor is available to every user. It still runs on synthetic data with external integrations switched off: real client data goes in only after go-live. Reports, messaging, marketing and documents are next on the roadmap; the production database choice is documented and waiting for the owner’s sign-off.
Screens captured from the real pages, on desktop and phone.

The landing page of a new development, in English and Italian: the project story, the residences, an interactive map of the area, cookie consent, and the first version of OLIVIA with a form to leave your details.

A night-and-stone website for the agency: selected homes, new builds shown as renders and labelled as such, a before-and-after slider for buildings to restore, and OLIVIA on every page.

Landing page and brochure for an office in a landmark gallery, with prospect research in Italy and abroad. The campaign led to direct lease negotiations with a technology company.

Naming, identity and website for a handmade jewellery brand: collections, the artisan's story, short films and a journal.
I wrote the strategy, copy and storytelling of this brochure for a new development of 29 units in energy class A4: the location, its heritage, each floor and every unit. Images are architectural renders.
A launch concept for a new orthodontics line on a B2B e-commerce site with 100+ products: the landing page, the customer segmentation, the offer and a four-step operating plan. Scroll the page on the left.

Concept, landing page and mockups. Shown as designed; not a live shop.
As first employee I built the tools, the materials and the routines of a new agency. Here is all of it in one place.
Mandates, viewing reports, purchase and lease proposals, privacy notices, receipts: the agency's whole paperwork, redesigned as one consistent family. Click any page to enlarge.
I photograph and post-produce the agency's listings myself: interiors, details and staircases. I also manage the production of the drone footage. A selection from four properties.
I built the brand of an artisan who makes jewellery by hand: the name, the visual identity, the website, the journal, short films and the catalogue. 40 collections photographed so far. The pieces are real: where a setting was generated with AI, the jewel stayed faithful to the original, as the comparisons below show.

Real photoCatalogueEvery catalogue image starts from a photo of the real piece. Pick a piece and drag the line.
The MBA progress bar is an estimate based on the expected end date.
Six years of customer-facing and operational work showed me where processes break. Now I build what fixes them.
